288 Housing Units Proposed on Raleigh Farm & Vicinity

The Beechwood Organization is planning a 288-unit housing/condominium complex on 71 acres of mostly old growth forest and farmland just east of Indian Head Road and north of Old Northport Road in Kings Park. Their proposal for 288 housing units on 71 acres is 2x what is allowed under current zoning and would require a zone change from ½ acre residential (2 units per acre) to Planned Residential Community (6 units per acre). If approved, it would set a precedent that could lead to similar requests on an adjacent 40-acres, potentially adding a staggering total of 500 new housing units to the area.

The sheer number of potential new homes would adversely affect the area’s environment, drinking water, traffic, schools and quality of life and would change the character of the surrounding neighborhoods consisting of single-family homes, a poultry farm and an 85-acre nature preserve. The change of zoning would only benefit the landowners, who are in contract to sell to the Beechwood Organization, since it would double the value of their property. Because a zone change on this site would provide no discernible benefits to our hamlet, the Kings Park Community Association is opposing this proposal.
